What is a novation?

A novation is a real estate sale structure where, after we agree to terms with you, we step in as a contract party. We then list your home on the open market and resell it to an end buyer at a price we've committed to you up front. You sign one agreement; we handle the marketing, the showings, the contract negotiations, and the close.

How it works

Four steps, end to end.

  1. You and Brookside agree to terms

    We commit to a net price and a timeline. You sign one listing agreement. That's the only number you need to remember.

  2. We list and market the home

    Full open-market exposure, professional photography, and a marketing period to find the right end buyer. You don't have to host showings or take calls — we handle it.

  3. An end buyer enters contract

    The buyer commits to a purchase price (typically higher than what we owe you). They enter a due-diligence period to inspect the home.

  4. Due diligence, repairs, and close

    Any repairs identified during due diligence are on Brookside, not you — no cap, no carve-outs. Once cleared, we close, and you walk away with your committed net.
